Every probate sale is different, but here's the general path most families walk with me.

    We talk through the estate's situation, your goals, and what role (if any) the court will play. No pressure, no commitment.

    Coordinate with your attorney

    I connect with your probate attorney to align on timelines, required documents, and any court approvals needed.

  3. 3

    Property assessment & valuation

    I tour the home, review comparable California sales, and recommend a pricing strategy that protects estate value.

  4. 4

    Prepare the home for market

    We decide what's worth doing — cleanout, light repairs, staging, photography — and I coordinate trusted vendors.

  5. 5

    List, market, negotiate

    Strategic marketing, well-managed showings, and negotiation focused on the strongest terms for the estate.

  6. 6

    Court confirmation (if required)

    If the sale requires court confirmation, I guide you through the overbid hearing and help manage that process.

  7. 7

    Closing & handoff

    I keep escrow, the attorney, and the family aligned through closing — and stay available afterward for any questions.
